Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Buckingham, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Every Flat Roof Repair technician carries current Buckingham, IL licensing for commercial roofing work.
Local Buckingham dispatch minimizes business disruption with scheduling around your operating hours.
No surprise costs once we're already on the roof mid-repair.
Proper membrane welding equipment prevents the seam failures common with improvised patches.
Here's what falls under our Buckingham Flat Roof Repair service for commercial and low-slope roofs.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
We identify why water is pooling — often a low spot or blocked drain — before recommending a solution.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
Rooftop HVAC units and their curbs are a frequent source of Buckingham commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
On-site assessment identifies the membrane type and the actual cause of the issue.
Repair scope and pricing are explained clearly so you can plan around business operations.
